Understanding Homeowners Insurance and Flood Coverage
Keeping your home covered is essential, but unfortunately, most homeowners insurance policies will not cover flooding. It isn’t uncommon for people to assume that they can simply keep a homeowner’s policy and be safe in the event of a flood, only to discover that they were not adequately insured.
Poor Insurance Practices
Due to its immense 1,350-mile coastline and peninsula shape, most of Florida is prone to flooding and given how frequently hurricanes hit, being prepared is key. Only 42 percent of homes are covered for flooding, which is cause for alarm since that means over half of homes are unprotected. The Federal Emergency Management Agency (FEMA) has declared most of Florida to be a hazard zone which leaves close to 2.5 million homes within those hazardous areas. These numbers are three times higher than the national average despite how few are actually insured.
For many homes built within these flood zones, mortgage companies will require you to have flood insurance before approving you, so it is not something which should be overlooked. FEMA even states that there is a 26 percent chance of receiving flood damage for a structure over the course of a 30-year loan. When it comes to taking out a flood insurance policy, you shouldn’t wait until the last minute either, as there is a 30-day waiting period before your policy takes effect. Every policy is different, but you should have a general idea of what your flood insurance policy will cover, such as:
- Your home/foundation
- Up to $25,000 in valuables
- Your water heater
- Detached garages
- Plumbing and electrical systems
